How will I know the boundaries of my property?
Your New York Land & Lakes representative will be intimately familiar with the property you are looking at. We will take the time to walk the property with you and point out the boundaries. Because all of our properties have been recently surveyed, all the lot lines will be clearly marked and the corners monumented.
How does the financing work?
With as little as 10% down, we can finance your purchase for up to 10 years at a very competitive rate. You will need to fill out a simple one page application at the time of your sale. We will process it for you and have an answer usually within a few hours. Because all of our properties have already been pre-approved by our finance company, there are no appraisal fees, application fees, points or pre-payment penalties. We are proud to offer one of the finest land financing packages in the business today.
What happens if I see a parcel that I would like to purchase?
Our properties tend to sell very quickly, so if you see a property you like, it needs to be taken off the market. To take a property off the market, a 10% deposit will be required. This will secure your property until closing. At this time, a Purchase Agreement and HUD Lot Information Statement will be signed. A Lot Information Statement is a form which discloses all the pertinent information you need to know about buying land such as tax rates, road status and maintenance, costs of wells, septic systems, electric availability, easements, restrictions and so forth. We provide you with this information because we know how difficult a decision like this can be and we want our customers to be armed with all the information they need to make an informed, intelligent decision.
I’ve taken a parcel off the market and signed a Purchase Agreement and HUD Lot Information Statement. Now what?
When your financing has been approved, or if you are paying cash, we will do all the leg work for you. Our friendly administrative staff will coordinate the preparation of your legal documents for your closing and will keep you informed every step of the way. You will be very pleased at how smooth and care free we make the whole process for you.
How do I know I can build on my property?
Simply put: the primary factor which determines a parcel of land’s buildability is whether it will support an on-site sewage disposal system. Every parcel we sell has been evaluated by a licensed professional engineer to determine that parcel’s suitability to support an on-site sewage disposal system. If the property you buy will not support such a system, the New York Land & Lakes will refund your purchase price and closing costs in full. That’s our guarantee to you.
Do I get all the mineral, gas and timber rights to the property with my purchase?
Yes. Except in very rare cases, all mineral, gas & timber rights are included with your purchase.
How do I know I am dealing with a reputable company?
The New York Land & Lakes is a member of the Better Business Bureau (see link on our Home page). Our salespeople are also licensed by the New York State Department of State Real Estate Licensing Bureau. We are also active members of our local Chambers of Commerce. You may also contact us for a list of references in addition to those found on this site.
